Plans for a new home behind a house in Northgate Avenue, Bury St Edmunds, approved by West Suffolk Council




Proposals for a new home on land behind an existing Bury St Edmunds house have been given the green light by planners.

Mr and Mrs Chrichton applied to West Suffolk Council to demolish an existing garage to the side of 6 Northgate Avenue and then build a five-bedroom home on the lower section of the property’s rear garden, with electric vehicle charging, secure cycle storage and a secondary access from a lane leading to Avenue Approach.

The original plans were amended following earlier concerns about the scale of the proposal, fenestration arrangements and access.

An officer delegated report, recommending the proposal for approval, said: “Officers are satisfied that there will be no adverse impacts on the character and appearance of the local area, given the carefully considered design of the dwelling.

“Moreover, the design materials are identified on the approved plans and are considered wholly appropriate in the context of the site.”

The report adds that there are already some examples in Northgate Avenue where properties have been granted to the rear of existing homes.

In a planning statement, 6 Northgate Avenue is described as a ‘large late Victorian/Edwardian house’ that first appeared on Ordnance Survey mapping in 1903, when Northgate Avenue was still referred to as Norfolk Road.

The statement said: “It is a substantial home of two storeys plus attic.

“The house has undergone various additions and alterations including creation of The Annexe, addition of a double garage to the northern end of the building, further extensions and construction of The Clock House, an office to the south-east within the rear garden.”

The home proposed for the rear garden is described as ‘contemporary to its era; being of generous scale and proportions and retain a plot of appropriate scale to that of the dwelling’, with parking for two cars.
