Four units offer attractive trading opportunities at Moreton Hall

Easy parking and cheaper rental are encouraging more business onto a trading estate on the outskirts of Bury St Edmunds.

Four businesses are moving into units at the Moreton Hall Trading Estate in Chamberlayne Road.

The estate is proving highly popular due to its competitive letting prices and allocated parking.

South African food wholesaler and supplier Saffaâ s Delight has signed a 10-year lease on a 181.03 sq m unit, while Cycle King has committed to a year-long lease on a 243.7 sq m unit.

The cycle business had to relocate to the trading estate in 2017 after fire destroyed its Angel Hill premises and it has been trading temporarily at the Unit 14.

Hamperâ s Sandwich Shop,which will continue to trade at its Northgate Street unit off the roundabout, is expanding to open a sandwich shop and café at Unit 19.

Owner Steph Taylor said that the shopâ s current position made it difficult for deliveries whereas the new unit would have good facilities for its deliveries.

The business, which has been trading for around 25 years at its current site, will be able to seat 18 people at the new outlet.

Made Good Light Ltd has also taken on a five-year lease on Unit 17, an open plan workshop with offices - some 265.48 sq m.

Steven Mudd, of Barker Storey Matthews, the letting agents, said: â Allocated parking at units on the estate is a big attraction for occupiers - especially those who have a direct retail relationship with their customers, setting aside ease of access for supplier delivery loading and unloading.

â Added to this, costs at the Moreton Hall Trading Estate are more competitive per square foot than retail units in the town centre.

â Refurbished units on the estate have seen almost instant interest on marketing and we will have one remaining unit on Chamberlayne Road, on which we are instructed, coming on stream to let later this year.â
