A14 Elmswell new plans submitted for drive through restaurant, coffee shop and petrol station by Euro Garages Ltd

New plans have been submitted for a drive through restaurant, coffee shop and petrol station off the A14 near Bury St Edmunds.

Euro Garages Ltd has drawn up proposals for the roadside services on land next to Kiln Lane in Elmswell.

A planning statement by James Bailey Planning submitted to Mid Suffolk District Council said: "There is a notable shortage of roadside services along this section of the A14, and when taking into account recent developments - primarily new housing - that have been granted permission, there is a clear need for such key roadside services/infrastructure to support the local growing population."

An application for a petrol filling station and two drive through restaurants at the site was refused on highways grounds in November 2019.

The new plans have sought to address the concerns with changes including a flip of the layout from south to north.

They also address the connection of the site access and exit roads with the A1088 with increased signage, changes to road markings and lineage including rumble strips.

A kiosk building will also include space for public toilets and capacity for a retail area and food-to-go outlet.

The planning statement added: "The works would result in the active and sustainable long-term use of a vacant, strategically located site on the A14 which will bring significant benefits to the local economy and will enhance the area's social infrastructure which should be considered as major, material gains in the overall planning balance."
