Work due to start on 139 new homes in Trimley St Martin near Felixstowe with scheme generating more than £1.2m for area




Work is set to start on 139 new homes in a Suffolk village which will generate more than £1.2 million in payments to support the area’s infrastructure.

Bellway will build the development at Kingsfleet Park, off High Road in Trimley St Martin, near Felixstowe, following East Suffolk Council’s approval of detailed plans for the scheme.

The housebuilder has agreed to pay £786,000 towards local infrastructure as part of the planning agreement and a further £500,000 through the community infrastructure levy.

Bellway will also provide land for a new primary school with a pre-school as part of the development as well as a large area of public green open space.

Jenny Walker, sales director for Bellway Essex, said: “Kingsfleet Park will bring enormous benefits to the area both in terms of the high-quality homes we are building here and the investment in the area which will help in a variety of ways, especially in education and transport.

“We are providing the land for a new school to be built and this all helps keep the village sustainable and thriving.

“Sustainability runs through the whole development, with community green open space, the planting of more than 100 new trees and environmentally friendly measures built into each home.

“It’s an attractive location too, being in a convenient spot only 10 minutes from Felixstowe and 20 minutes from Ipswich.”

There will be 46 affordable homes ranging from one to four-bedroom designs, comprising 23 properties for affordable rent, 11 shared ownership homes and 12 for sale through the Government’s First Homes initiative.

The development is expected to be launched with homes available to reserve in August.

All the homes at Kingsfleet Park will have solar panels, electric vehicle charging points and cycle storage.

Bellway’s investment in local infrastructure includes more than £500,000 towards education, including early years places, the provision of the new primary school and a temporary classroom.

It will additionally pay £36,000 towards a new cycle scheme, £100,000 to improve bus services and £59,000 towards public rights of way.
