The auctioneers describe the property as a 'community pub with commercial trade kitchen and cellar, catering for approximately 60 covers'.

They add 'The Suffolk Punch requires modernisation and presents a fantastic opportunity to bring a community asset back to life'.

The property, which also has a basement flat, is towards the centre of Haverhill, in a mostly residential area with local amenities.

The lease term is 99 years expiring in 2067, with a ground rent payable and a restriction over its future use, as a community pub.

The basement features three bedrooms, a bathroom, cellar and torage rooms
