Kream Properties submits plans to build three blocks of 111 flats in Ranelagh Road, opposite Ipswich train station





As many as 111 new flats could be built opposite Ipswich train station.

Kream Properties submitted proposals to Ipswich Borough Council last week, seeking to build three blocks of flats, featuring some commercial space, to the north of Ranelagh Road.

The site, at the junction with Princes Street and next to the Pooleys Yard complex, is currently overgrown, with part of the proposed area in use as a temporary car park.

If approved, it would consist of 66 one-bedroom and 45 two bedroom dwellings.

There would also be about 20 new parking spaces.

According to planning documents, the blocks would be built to protect the ‘envelope’ from ‘acute rain and sun’ and would also be easy to clean without scaffolding.

The building would be designed with communal living in mind.

In planning documents, the applicant said: “The development proposal represents an excellent opportunity to regenerate a vacant, underutilised site and to achieve a landmark development that successfully frames the Princes Street corridor at this important thoroughfare into Ipswich Town Centre and to deliver a sustainable mix of residential and commercial floorspace.”

Two sets of plans, submitted in 2012 and 2017, sought to build a hotel on the site, although it has been in use as a car park since last year.

A report into the development by Suffolk Fire and Rescue Service said there were no fire safety risks anticipated with the development.
