Revealed: The most expensive streets in and around every Suffolk town, including Ipswich, Lowestoft, Bury St Edmunds, Newmarket, Haverhill and more




New research has revealed the priciest streets in and around every Suffolk town.

Many homes could set you back nearly £1.5m, more than five times the national average house price of £282,000, according to analysis of HM Land Registry data by Varbes.

Here is a list of the most expensive streets as of April 2024. Our last list, detailing prices from January, can be found here.

Aldeburgh

Church Walk – Average value: £1,430,000

The top four roads in Aldeburgh each boast average prices in excess of £1,000,000.

Church Walk is the most expensive street and the second highest in the county, with an average value of £1,430,000 – a £50,000 drop on our last figures.

The most expensive house in the road sold for £1,800,000 in 2011 and is today worth about £3,179,000. The last sale, in 2020, fetched £675,000 and is now worth £747,000.

At £1,055,000, Warren Hill Lane is next, followed by Park Road (£1,030,000), Crescent Road (£1,008,000) and Alde House Drive (£955,000).

Beccles

Our next entry sees a drop.

Ashman’s Road keeps its top spot for Beccles, with an average price of £794,000, down from £808,000 in January.

The highest valued home sold for £1,659,997 in August 2005 and is now estimated at £3,089,000, while the lowest valued home sold for £350,000 in 2017 and is worth £467,000 now.

The last home, sold in October 2023, fetched £500,000 but is now estimated to cost £493,000.

It is followed by Yarmouth Road, over in Toft Monks (£712,000); Rivetts Loke (£704,000); The Street, in Barnby (£641,000); and St Benedicts Close, also in Toft Monks (£629,000).

According to Varbes, the average house price in Beccles is £275,000.

Brandon

Seeing a more than £20,000 drop since January, Gas House Drove remains king in Brandon, at £499,000.

The most expensive home sold for £435,000 in March 2010 and is today worth £728,000, while the cheapest fetched £125,000 in 2018 but is now valued at £149,000.

The most recent sale, in January 2022, went for £660,000. It is today estimated at £635,000.

The other roads in the top five for the area are Undley (£390,000) and Kitchener Close (£372,000), in nearby Lakenheath. Millers Lane (£351,000) and Walton Way (£341,000), back in Brandon, round out the list.

According to Varbes, the average house price in Brandon is £220,000.

Bungay

Seeing a drop from £523,000 to £511,000, Outney Road is Bungay’s priciest street.

The highest value home in the road sold for £190,000 in 1997 but is estimated at £956,000 now, while the cheapest, which sold for £145,000 in 2006 could now set you back £271,000.

The most recent house, sold in July 2023, went for £700,000 but is now valued at £671,000.

Elsewhere in the area, Tunneys Lane, in Ditchingham, takes second place, with £473,000.

Woodland Drive (£469,000); Norwich Road (£437,000), also in Ditchingham; and Church Road (£428,000), in Earsham, make up the top five.

The average house in the area would set you back £267,000, according to Varbes.

Bury St Edmunds

The top spot for the Bury St Edmunds area takes the crown by quite a significant margin.

St Mary’s Square, with an average price of £1,334,000, is the priciest street in Bury, and sixth overall in Suffolk.

The most expensive house fetched £1,830,000 in July 2018, worth £2,117,000 now, while the lowest valued home sold for £500,000 in October 2009 and is now worth £870,000.

The last house sold was in October 2023 and went for £895,000. It is now worth slightly less, at £885,000.

Sharp Road, also in the town, takes the second, boasting an average value of £969,000.

Elsewhere in the area, School Lane, in Great Barton, is third, at £930,000. It is followed by Manor Lane (£894,000), in Horringer and Hardwick Park Gardens (£880,000), in Bury.

According to Varbes, the average house price in the Bury area is £315,000 – significantly above the national average of £282,000.

Clare

Over in Suffolk’s smallest town, Hermitage Meadow remains at the top spot for Clare at £877,000, decreasing in value from £892,000 from January.

Selling for £780,000 in 2006, the most expensive house in the road is now valued at £1,378,000 while the home with the lowest value, which went for £421,000 in September 2019, was worth an estimated £514,000 in January.

The last sale was registered to June 2022 and went for £875,000. It is today valued at £850,000.

Stoke Road (£777,000), Callis Street (£741,000), Chilton Street (£700,000) and Ashen Road (£697,000) complete the top five.

Eye

Time for our first entry where the most expensive road lies outside the town.

We have to hop over to Thorndon and to Thwaite Road for our top spot. Seeing a decrease of £12,000, the average price sits at £743,000.

The most expensive house, which sold for £710,000 in October 2004, was valued at £1,282,000 now while the cheapest, which sold for £78,000 in May 1999, was estimated at £310,000.

The most recent sale went for just shy of £1,000,000, at £985,000 in April 2023, and is now valued at £924,000.

In Eye itself, Cranley Road takes the top spot, with £632,000.

It is followed by Back Street (£605,000) and Mill Street (£575,000) and Crocus Close (£570,000), in Gislingham.

Felixstowe

Felixstowe’s priciest street has seen a significant drop in the past few months, dipping below an average price of £1,000,000.

The average house in The Courts would now set you back £978,000, down from £1,009,000 in January.

Selling for £309,000 in 1999, the highest valued home in the street was valued at £1,119,000 in April, while the lowest, worth £820,000 when it sold in April 2021, is now worth £876,000.

The most recent sale was dated to September 2023, which went for £1,050,000 – valued at £1,008,000 today.

The top five roads for the area are all located in the town. Marcus Road (£789,000), College Green (£763,000), Picketts Road (£717,000) and Cliff Road (£714,000) complete the list.

According to Varbes, the average house price in Felixstowe is £283,000, just above the national average.

Framlingham

Millers Way – Average value: £634,000

Millers Way is the priciest street in Framlingham, at £634,000.

The current highest valued home in the street sold for £515,000 in September 2011 and was worth £851,000. The cheapest, valued at £352,500 in November 2017, is today worth £418,000.

Badingham Road (£566,000), Brook Lane (£548,000), Pembroke Road (£530,000) and Castle Street (£495,000) make up the top five most expensive streets in the area.

Hadleigh

Dropping more than £30,000 since January, Pond Hall Road retains the top spot in Hadleigh, with an average price of £809,000.

The highest valued home, which sold for £1,150,000 in February 2008, is worth a whopping £1,785,000 now, while the cheapest, which fetched £95,950 in 2002, is worth £285,000 according to the latest estimates.

Coram Street (£780,000), Hadleigh Heath (£568,000), Station Yard (£563,000) and Boswell Lane (£531,000) round out the top five.

Halesworth

Newby Close is still the most expensive place to live in Halesworth, although the average price has dropped from £555,000 to £532,000 from our last list.

The highest valued home sold for £460,000 in October 2015, but is today estimated at £632,000. Meanwhile, the lowest valued home sold for £250,000 in August 2009, but is now worth £385,000.

The most recent sale fetched £550,000 in April last year but could set you back £516,000 today.

The next four most expensive streets are all in nearby Wenhaston.

Blyford Lane (£497,000), Chapel Lane (£495,000), Narrow Way (£455,000) and The Street (£440,000) make up the top five.

According to Varbes, the average house price in Halesworth is £278,000.

Haverhill

Calford Green, Kedington – Average value: £867,000

None of the top five most expensive streets in the Haverhill area lie within the town itself.

Taking the crown is Calford Green, in Kedington, with an estimated average price of £867,000, down from £877,000 in January.

The most expensive home here is valued at £1,515,000 now, having sold for £860,000 in February 2022, while the cheapest sat at £564,000, compared to its sale price of £248,180 in July 2003.

Thurlow Road (£731,000) and Burton Green (£716,000), in nearby Withersfield, take second and third place. Over in Kedington is where we find our next street, valued at £709,000, followed by Finchingfield Road, in Steeple Bumpstead, at £694,000.

The most expensive street in Haverhill itself is Hill Crescent, boasting an average price of £622,000 – the 10th highest in the area.

According to Varbes, Haverhill’s average house price is £284,000.

Ipswich

Nestled just outside Ipswich, you’ll find its most expensive street.

Eaton Place, in Rushmere St Andrew, takes the top spot, with an average value of £983,000, dropping from £1,025,000 in January.

The property with the highest value sold for £725,000 in January 2014, and is worth £1,128,000 today, while the cheapest went for £925,000 in February 2023, but is now valued at £857,000.

The most recent sale saw a home go for £1,050,000 in August, which is now estimated to cost £1,007,000.

Over in Nacton, Amberfield Drive takes the second spot, at £951,000, followed by Church Road in Coddenham (£917,000).

In Ipswich itself, Paget Road is the most expensive street, boasting an average price of £911,000. Beechwood Drive is next, at £891,000.

The average house price in Ipswich is £263,000, according to Varbes.

Kesgrave

Just next door, Friends Walk takes the Kesgrave’s crown, at £536,000, down from £559,000 in January.

It was followed by Peart Grove (£492,000) and Grange Lane (£475,000).

Through Jollys (£463,000) and Banthorpe Grove (£461,000) round out the top five.

Leiston

Perhaps unsurprising for some, the most expensive street in the Leiston area is named after one of the priciest parts of the county.

At £1,278,000, Aldeburgh Road, in Thorpeness, takes the top spot, dropping nearly £60,000 in average value since January, where it sat at £1,336,000. It is the ninth most expensive place to live in Suffolk.

Aldeburgh Road’s highest valued home sold for £1,750,000 in January 2013, but is today estimated at a mind-boggling £2,880,000. Meanwhile, its cheapest went for a more modest £210,000 in July 2003 – valued at £445,000 today.

The most recent sale was listed at £1,015,000 in October 2020 but could set you back £1,134,000 as of April.

Lakeside Avenue (£1,086,000) and North End Avenue (£963,000) and Stony Lane (£838,000), also in Thorpeness, follow in second, third and fourth place, respectively.

As for Leiston itself, its most expensive street makes it to number five. The Sanctuary has an average house price of £595,000.

As for the area itself, Varbes said the average value of a home in Leiston is £235,000.

Lowestoft

Broadview Road takes the top spot in Lowestoft once again, at £914,000, down from £929,000 in January.

Selling for £1,100,000 in October 2013, its highest valued home is valued at £1,595,000 today, compared with its cheapest, which went for £205,000 in May 2023 (£201,000 today).

The most recent sale, in August 2023, was £1,065,000, estimated at £1,024,000 today.

Hall Drive (£627,000) and Romany Road (£616,000), also in the town, take second and third place, followed by Hall Lane (£584,000), in Oulton Broad, and Harrier Drive (£580,000).

The average house price is £224,000, according to Varbes.

Mildenhall

Worlington Road – Average value: £599,000

Dropping from £624,000 to £599,000, Worlington Road takes the top spot in Mildenhall.

After selling for £255,000, the highest valued home in this street is now worth £984,000, according to the latest estimates. The lowest (which went for £175,000 in November 2008) is valued at £302,000.

Cricket View (£509,000), Manor Road (£451,000), Church Walk (£406,000) and Hazel Close (£384,000) round out the top five.

Needham Market

Needham Market’s priciest street has dropped nearly £30,000 in average value since January.

With an average house price of £607,000, Meadow View retains its top spot, down from £635,000 from the last set of figures.

It is followed by Hill House Lane (£552,000), Grinstead Hill (£427,000), Flint Drive (£403,000) and Chalkeith Road (£375,000).

Newmarket

Another member of the million club is in Kennett where we find the priciest street in the Newmarket area.

Selling for £1,050,000 in 2004, the highest valued home could fetch £2,237,000, according to the latest estimates.

In nearby Dullingham, Station Road takes second place, at £856,000, followed by Glanely Gardens in Exning (£846,000).

In Newmarket itself, Snailwell Road is the most expensive street – the fourth highest in the area, with an average price of £846,000.

Meeting Green in Wickhambrook, at £809,000, rounds out the top five.

Saxmundham

As for the Saxmundham area, the wealthiest residents live in the surrounding villages.

Iken View, at Snape Maltings in Snape, boasts the highest prices, with an average of £746,000 – dropping £26,000 when compared to January.

Homes here range from the highest (valued at £1,016,000) to lowest (valued at £634,000).

Priory Road, also in Snape, is second at £713,000, followed by Blythburgh Road, in nearby Westleton, at £670,000.

It’s back to Snape for our number four slot, where we find Farnham Road, with an average value of £658,000. Church Street (£652,000), in Peasenhall, rounds out the top five.

Saxmundham itself does not breach the top five most expensive places to live in the area. Its priciest street is North Entrance, boasting an average price of £531,000.

The average house price in the area is £330,000, according to Varbes.

Southwold

The Common – Average value: £1,311,000

As you’d expect Southwold boasts the highest average house value in Suffolk, with a whopping £494,000.

However, its top area only ranked seventh in the entire county.

It was a close shave, but The Common has dethroned Millfield Road, in Walberswick, for the top spot.

An average home in The Common would set you back £1,311,000, while one in Millfield Road is about £1,310,000.

Leverett’s Lane, Walberswick, is next, at £1,207,000, followed by South Green and Godyll Road, which are tied with an average price of £1,069,000.

Six roads in the area boast an average value of more than £1,000,000.

Stowmarket

Stowmarket contains our only road to increase in value since our last list.

Brown Street, in Old Newton, has increased from £662,000 to £669,000.

Estimations in this street range from £1,394,000 (highest) to £123,000 (lowest).

Lower Road, in Onehouse, takes the second spot, at £632,000, followed by Church Road, in Bacton, at £575,000.

Over to Wetherden, we find Base green, with an average value of £537,000, while Brockford Road (£532,000), in Mendlesham, completes the top five.

Stowmarket itself does not break the top 10. Temple Road, with an average house price of £493,000, is its priciest street.

According to Varbes, the average house price in the Stowmarket area is £275,000.

Sudbury

Decreasing in average value by £17,000, Smeetham Hall Lane, in Bulmer, retains its top spot for the Sudbury area, now sitting at £925,000.

The highest valued home, which sold for £1,600,000 in March 2016, is now estimated at £2,254,000. The latest estimates place the lowest, which sold for £320,000 in June 2019, at a value of £391,000.

The most recent sale was dated to June 2020 and fetched £735,000. It could now set you back £859,000.

Over to Acton, we find our second spot, Clay Hall Lane, at £825,000. Brockley Green, in Hundon, follows closely, with an average price of £817,000.

Elsewhere, in Long Melford, you’ll find The Green, where the typical home could set you back £813,000. Back in Hundon, Mount Pleasant has an average price of £809,000.

As for Sudbury itself, Newton Road takes the crown, boasting an average value of £543,000.

According to Varbes, the average price in the Sudbury area is £310,000.

Woodbridge

Last, but not least, we have Woodbridge – our top spot.

The Woodbridge area has the highest density of streets that make the top 10 most expensive overall, with five.

The top dog is leafy Broomheath, where a home would cost an average of £1,659,000, according to the latest estimates.

Current valuations mean homes range from a mind-blowing £4,028,000 (the most expensive) to £839,000 (the least expensive).

The last house sold for £2,700,000 in April 2021, and is valued at £2,704,000 today.

Over to Melton we find our second and third spots.

The Grove (£1,397,000) and Leeks Hill (£1,356,000) are the third and fourth most expensive streets in Suffolk overall, followed by Pytches Road, back in Woodbridge, at £1,344,000.

Grange Park Drive, boasting an average house value of £1,250,000, rounds out the top five.

The average house price in the Woodbridge area is £348,000.
