Creeting St Mary 43-home development plans opposed by parish council to be decided next week
Details for a 43-home development in Mid Suffolk have officer support but are being opposed by the parish council.
A Mid Suffolk planning committee will decide whether to approve an application determining the appearance, layout and scale of the 43-home plan in Creeting St Mary next Wednesday.
The 2.35-hectare site has the A14 on the north eastern boundary and Jack’s Green Road to the south. It is countryside land as it falls outside the Needham Market and Creeting St Mary residential boundaries.
The application shows that access for cars onto the development will be made via Jack’s Green Road.
A representative for Creeting St Mary parish council said: “Jack’s Green Road is already a very busy road with an ongoing speeding issue.
“Data retrieved from a vehicle-activated speed sign has shown how motorists ignore the speed limit, proving what a dangerous road it can be.
“Adding another hundred-plus vehicles to the mix will certainly make the road even more dangerous.
“The parish council and many residents are against this proposal because it is felt it will not in any way improve, add, or enhance the village but will only worsen it.”
Fifteen homes would be affordable – 12 affordable rent and three intended for shared ownership. Most would be two storey but four bungalows are included in the plans.
All homes would be served by air source heat pumps and match the style of nearby modern developments by using similar materials. The development would also include a play area.
The application for the development in principle – without these details – was approved in September 2020. The parish council opposed this, citing overdevelopment and the fact that no public services or shops are in the immediate vicinity of the planned houses.
The supporting planning statement for the initial application explains: “The site would provide the local authority with an appropriate development for its much-needed housing supply.
“It lies in very close proximity to both the existing residential settlement and the neighbouring market town of Needham Market.”
According to the officers’ report, Needham Market high street will be just over one kilometre away from the site, as would a primary school in Creeting St Mary.
