A grade II listed mixed-use barn development with planning permissions for renovations will go under the hammer for around £100,000.

The property, in High Street, Saxmundham, near Southwold, comprises two barns – one detatched and one joined to a high street-fronting building.

Barn A has planning permission for redevelopment to a one-bedroom flat on the first floor and commercial space on the ground, while Barn B has lapsed permission for a similar two-bedroom and commercial unit redevelopment.

It will go under the hammer with Auction House East Anglia on May 1 and has a guide price of between £90,000 and £130,000.

The property benefits from plentiful outside space and parking.

It is a stones throw from the town’s train station while also being on the same street as the Queen’s Head pub.

A Waitrose supermarket is within walking distance, alongside several takeaways such as Sax Kebabs, Trawler’s Catch Fish and Chips and Mandarin House Chinese Takeout.

The four star Bell Hotel, which was once stayed in by King George II in 1737, is just down the road.

Respective planning statements detail how alterations will be under taken which will ensure the building retains its historic character.

The planning approval was issued by East Suffolk Council.

The auction will be conducted by livestream, starting at 11am.
